How much does it cost to paint a house in Los Angeles?
Interior repaints in Los Angeles typically run about $3 to $7 per square foot of floor area depending on ceiling height, how much trim and how much patching is involved. Exteriors are usually quoted by the elevation and depend heavily on the condition of the existing coating — a house that needs extensive scraping and stucco repair costs considerably more than one that just needs a color change. We give free written estimates with the scope, products and number of coats itemized, so you can compare bids on the same terms.
How long does an interior painting job take?
A single room is usually one to two days. A typical three-bedroom home, walls, ceilings and trim, runs about four to seven working days. Cabinet refinishing takes three to five days because the doors are sprayed off-site and need cure time between coats. Your written estimate includes a specific start and finish date, not a range.
Do I need to move out while you paint?
Almost never. We work in low-VOC and zero-VOC products and phase the job room by room so you always have a usable kitchen, bathroom and bedroom. We wrap and move furniture, mask floors, and clean up at the end of each day. The main exception is a whole-house exterior spray or extensive popcorn ceiling removal, where we may recommend being out during working hours.
What paint brands and products do you use?
Primarily Sherwin-Williams and Benjamin Moore, matched to the substrate and exposure: cabinet-grade urethane enamel on cabinets, 100% acrylic or elastomeric systems on exterior stucco, and washable low-VOC lines on interior walls. The exact product and sheen for every surface is written into your estimate before work starts — if a contractor will not name the product, that is a warning sign.
Are you licensed and insured?
Yes. Master Painting Inc. carries general liability and workers' compensation coverage, and we can provide a certificate of insurance naming your entity as additional insured before we mobilize on commercial work. Our California contractor license number appears in the footer of this site and on every written estimate, and you can verify it directly on the CSLB website.
Do you offer a warranty on your work?
Yes. Our workmanship warranty covers peeling, blistering and premature failure caused by our preparation or application, and it is stated in writing on the estimate. Manufacturer warranties on the coatings themselves run separately and we register them where applicable. Normal wear, impact damage and failures caused by an unresolved moisture source are not covered.
